A HELPFUL GUIDE TO PLANNING YOUR REMODELING PROJECT


We Americans love to remodel our homes.

              Ten Million homeowners undertake remodeling projects yearly.

                                       You soon may be one of them!

And that fact raises a question. Actually it raises hundreds of questions.

The simple act of remodeling a house raises questions ranging from how to choose a remodeling contractor to how you will ensure that the smallest detail gets done the way you want it done.

A simple truth about remodeling is that you'll be the happiest in the end if you ask the right questions at the right time throughout your project.

We know the following information will prove to be helpful in getting you started down the right path to an enjoyable and fruitful experience in the world of remodeling. Where wise choices result in increased value and efficiency in your home, as well as comfort and pleasure for you and your family.

 

WHAT WILL YOU BUILD?

You've probably spent many hours dreaming about how to improve your home. You've talked with friends and family members. Perhaps you've even talked with a remodeler or two. Now it's time to convert your wishes and ideas into a working plan.

  • Start by making lists of things you like about your home, things you'd like to change and any other thoughts you have about your project.

Give thought to details such as: where you want electrical outlets, telephone jacks and cable hook-ups located; the type of lighting required; your current and future storage needs; and whether you want to include luxury items. These details will enable your home improvement to better suit your needs and your lifestyle.

 

Here are a few tips:

 

CHOOSING A REMODELER

Few decisions will affect your project as much as the selection of a remodeler. How can you find a good one?

    • Again, look to people you know. Friends and neighbors who’ve recently remodeled are good sources of information about contractors.
    • Trade associations are another great source for names. The National Association of the Remodeling Industry (NARI) has chapters in many locations.
    • Check with your local government or Better Business Bureau to see whether a contractor must be licensed where you live. If so, never deal with an unlicensed contractor. Check too, to see if any unresolved complaints against a contractor are on file with the BBB.
    • Be sure to ask candidates about their past experience, their interest in your project and their availability.
    • Does the remodeler offer design services? Hiring the right designer is just as important to the ultimate success of your project as hiring the right remodeler.
    • Ask for names of current and recent customers. Talk with these customers and ask to see their in-progress and completed jobs.
    • Finally, ask yourself whether the remodeler you’re thinking about hiring feels like the right choice. While remodeling is about sticks and bricks, it’s also a highly personal and emotional process. Hire someone you like---and trust.

 

WHAT WILL IT COST?

One question that will come up early as you talk with any remodeler is how much you can spend. Sharing this information can be scary, but keeping it to yourself will only lead to frustration later on---especially if someone shows you plans that solve every problem on your wish list, but make mincemeat of your budget.

Good contractors don’t want to waste your time, or their own. Good contractors know that the only way they’ll earn your business is to develop a plan that meets as many of your remodeling goals as possible and meets you budget constraints.

So, first you need a budget. Then you need to pick a good remodeler.

 

SETTING THE BUDGET

    • Friends and neighbors who’ve recently completed projects similar to the one you’re considering can be good sources of information about how much money you’ll need.
    • Many remodelers will happily share ballpark-planning numbers with you as well.
    • How much money should you spend on your home? If you plan on living in your home for a long time, spend what it takes to satisfy your remodeling wish list.
    • Written guides can give you an idea of what it costs to remodel. One of them is REMODELING magazine’s annual Cost vs. Value Report, which lists the average cost and payback of a dozen popular remodeling projects in 60 cities around the nation. Your contractor may be able to provide you with a copy.
    • A final word about money: Keep some in reserve. Why? Reputable contractors will give you a fixed price and stand by it. But most homeowners add items onto jobs as their remodeling projects progress. A reserve equal to 10 to 20 percent of what you expect to spend on your project should cover these changes.
    • About half of all homeowners completing remodeling jobs costing $5,000 or more need to borrow some or all of the cash. Home equity loans---secured by existing equity in a house before it’s remodeled---are the major source of these funds. Also, many banks will take into account how much value you’ll add to your house by remodeling when they determine how much to lend you

INSURANCE

  Make sure that the contractor has appropriate insurance. Your contractor should have two types of insurance in order to protect you while the work is being performed. They are:

    • General liability insurance – covers any accidental damage or injury that could occur on your property during the job. (Your homeowners insurance will not suffice.)
    • Workers compensation insurance- covers possible work related injuries at the job site (your home). California requires all employers, except sole operators, to have this type of insurance.

 

WRITTEN CONTRACTS

Insist on a written contract that specifies brands, manufacturer’s model numbers and all specifications that apply. (Beware The Lowballer, someone who tells you they can give you exactly what you want, at a price that is too good to be true. Then when the job is under way they charge you for a multitude of "extras" which brings the cost of the project up to or beyond the bids given by more reputable contractors.) The contract should indicate the planned date of completion. Be sure your contractor is aware of vacations or special events so that he or she may plan accordingly. Before work begins, ask your contractor what inconveniences may occur and plan for them.

CONTRACTOR PAYMENTS

Be certain the contract includes a schedule of payments for the complete job. Arrange contractor payments so that the down payment (if any) does not exceed $1,000 or 10% of the contract, whichever is less. (Cal Bus & Prof Code Section 7159)

And remember, the payment schedule in your contract must be spelled out in dollars and cents – not percentages!

 

 

CONTRACT CHANGES

Once you have signed a contract, make sure all contract changes are in writing and signed by you and the contractor. Never rely upon verbal change order agreements.

REFERENCES

  The three most important references a contractor can provide concern a current client and the two most recent clients for whom the contractor has performed work. Here are some questions for you to consider when reviewing the references:

    • Was the job started on time?
    • Was the job finished on time?
    • Did the contractor perform his duties in a professional manner?
    • Would you hire them again?
